For Borrowers

How Our Investor Loan Process Works

A clear, professional process built around one idea: the truth about your deal is most valuable early. Here’s what to expect when you work with Cornerstone Capital.

No upfront broker fees on brokered loans. Paid only at closing.

The Process

From First Conversation to Closing

  1. Intake

Submit your scenario online or call. We collect deal basics only—no Social Security number, bank statements, or uploads through the website.

  2. Screening

We check for hard eliminators first: credit floor, leverage math, property type, and existing or subordinate debt. If there’s a problem, you hear it from us before a lender does.

  3. Matching

We take your deal to the lenders in our network whose programs fit, explain each option—including how the lender operates—and help you choose.

  4. Closing

You apply with the selected lender and work through underwriting, appraisal, and title, with us engaged the whole way. We’re paid only if and when your loan closes.

What We Look At

The Same Questions a Lender Will Ask

We review your scenario the way an underwriter will, so the file that goes out is accurate, complete, and credible.

We never pass along a borrower-stated ARV or NOI without pressure-testing it. That protects your credibility with lenders—and ours.

  • The property—type, location, condition, and value
  • The numbers—purchase price, rents or NOI, rehab budget, ARV
  • The plan—hold, renovate, reposition, build, or sell, and the exit
  • The borrower—experience, credit range, liquidity, and entity
  • Existing debt—payoffs, maturities, and any subordinate liens
  • Timing—contract dates and any deadlines

Stated Early

What We Don’t Do

Clarity saves everyone time. Cornerstone Capital arranges business-purpose investment property financing only, and the following are outside our scope.

  • Owner-occupied or consumer-purpose loans. We do not arrange loans for a home you live in or for personal, family, or household purposes.
  • Second liens as a private lender. The only exception is a DSCR second-position loan through a wholesale partner.
  • Gap funding—except structured transactional funding where funds stay in title or escrow.
  • Equity partnerships. We arrange debt, not equity.
  • SBA loans.
  • Broker-issued proof-of-funds letters or any lender commitment language.

FAQ

Borrower Questions

Do you charge upfront fees?

For brokered loans—DSCR, fix and flip, construction, bridge, commercial and multifamily, and mobile home park or RV park financing—Cornerstone Capital charges no upfront broker fees and is paid only at closing. Transactional funding (EMD funding, double close, and Stack funding) has separate fee structures that are disclosed in writing before you commit. Lender and third-party costs (appraisal, title, inspections, and similar) are separate.

Are you a lender?

No. Cornerstone Capital is a loan broker. We match your deal with institutional and private lenders in our national network. Lenders make all credit decisions, and every loan is subject to the lender’s underwriting and approval.

Can you quote me a rate today?

We don’t quote rates or terms before reviewing your deal. Pricing depends on the lender, the property, leverage, your credit and experience, and market conditions. After we review your scenario, we’ll discuss realistic options—none of which is a commitment to lend.

How fast can you close?

It depends on the lender, the property, third-party reports, title, and how quickly documents come together. We’ll give you an honest read for your specific deal and keep you informed, but we won’t promise a date we don’t control.

Will a lender change my terms after approval?

It can happen, particularly with lenders who sell loans into the secondary market. We explain whether a lender is balance-sheet or secondary-market before you choose, so you understand the risk going in.

Do you work with foreign nationals or ITIN borrowers?

Yes, on investment property. Some lenders in our network offer programs for qualified foreign national and ITIN investors, subject to their guidelines.

Where do you lend?

We’re based in Minneapolis, Minnesota, and serve real estate investors nationwide, subject to each lender’s footprint and applicable state requirements.

What information is collected on your intake form?

Deal basics and contact details only. We never ask for your Social Security number, date of birth, or bank account information through our website, and the form does not accept file uploads.
