DSCR Loans & Rental Property Loans
Long-term financing for rental property investors, qualified primarily on the property’s cash flow rather than your personal income. Single properties or portfolios, long-term or short-term rentals—arranged through our lender network for investors in Minneapolis, across Minnesota, and nationwide.
How DSCR Works
Qualify on the Property, Not Your Paystub
A DSCR loan looks at the debt service coverage ratio: the property’s rental income compared with its monthly payment, including taxes, insurance, and any association dues.
Because the property’s income does most of the qualifying work, DSCR loans are popular with self-employed investors, investors whose tax returns show heavy write-offs, and anyone growing a portfolio faster than conventional loan limits allow. Many programs don’t use tax returns or W-2s to qualify—but they are not “no-doc” loans. Lenders still verify credit, reserves, the lease or market rent, insurance, and the property itself.
DSCR loans are private money loans arranged through our lender network, and they’re the most common long-term exit from a short-term hard money rehab or bridge loan. Credit, reserves, leverage, and the minimum ratio a lender will accept vary from program to program. That’s where a broker who knows the landscape earns their keep: we match the file to the lenders whose guidelines actually fit it.

Where We Help Most
DSCR Scenarios Conventional Channels Struggle With
DSCR loans for short-term rentals (Airbnb/VRBO)
Short-term and furnished rentals can qualify for DSCR financing, but lenders measure income differently. Depending on the program, they may use the property’s booking history, a market-based short-term rental estimate, or a long-term market rent figure. Expect closer review of booking history, insurance, and seasonality.
Foreign national & ITIN DSCR loans
Some lenders in our network offer DSCR programs for qualified foreign nationals and borrowers with an ITIN rather than a Social Security number. These programs typically ask for alternative credit documentation, larger reserves, and lower leverage than standard DSCR files, and they usually require an entity or specific vesting. We’ll tell you upfront what documentation each option is likely to require.
Portfolio & blanket DSCR loans
If you own several rentals, you may be able to finance them together under one blanket loan, or continue building with single-asset loans. Each approach has trade-offs in release provisions, prepayment structure, and how vacancies affect the whole loan. We help you weigh them before you commit.
Co-living & room-rental DSCR
Room-by-room rentals (often called co-living) are a developing niche with a limited set of lenders. Underwriting usually focuses on local zoning and occupancy rules, how rent is documented, and the operator’s track record. We know which lenders will have the conversation—and we’ll be honest if your market or property type narrows the field.
DSCR loans after a flip or BRRRR (refinance & cash-out)
Many investors use a fix and flip or rehab loan to buy and renovate, then refinance into a DSCR loan once the property is leased—the “BRRRR” strategy (buy, rehab, rent, refinance, repeat). Lenders set seasoning requirements and decide whether to use the purchase price or the new appraised value, so plan the DSCR exit before you close on the rehab loan.
Low-ratio, no-ratio & second-position DSCR
Some lenders will consider properties whose rent doesn’t fully cover the payment, typically with compensating factors such as lower leverage or stronger reserves. A second-lien DSCR option is also available through a wholesale partner for qualifying scenarios.
Minnesota
DSCR Loans for Minnesota Investors
Cornerstone Capital is based in Minneapolis and arranges DSCR loans for investors across Minneapolis–St. Paul, greater Minnesota, and nationwide. Local knowledge matters on a rental file: much of the Twin Cities’ rental housing stock is older, and lenders look closely at condition and rent assumptions. We help you answer their questions clearly the first time.
Whether you’re refinancing a duplex in Minneapolis, adding a short-term rental up north, or buying out of state, the process is the same: realistic rents, accurate taxes and insurance, and a lender matched to the property.

FAQ
DSCR Loan Questions
What is a DSCR loan?
A DSCR (debt service coverage ratio) loan is a business-purpose rental property loan that qualifies mainly on the property’s income. Lenders compare rent with the full monthly payment—principal, interest, taxes, insurance, and association dues—to decide whether the property supports the debt.
What minimum DSCR do lenders require?
It varies by lender and program. Many look for rent that covers the full payment, and some will go below that with compensating factors. We’ll tell you how your ratio is likely to be viewed once we see the rent, taxes, and insurance.
Do DSCR loans require tax returns or W-2s?
Many DSCR programs do not use personal income documentation to qualify. Lenders still review credit, reserves, the lease or market rent, insurance, and the property, and often your experience. Exact documentation requirements vary by lender.
Are there no-doc investment property loans?
Not in the literal sense. DSCR loans reduce or remove personal income documentation, but every lender still requires documentation on the borrower and the property. Be cautious of anyone promising a true “no-doc” loan.
What credit score do I need for a DSCR loan?
Credit minimums and pricing tiers differ from lender to lender, and foreign national programs may use alternative credit. Share your estimated range on our intake form—we don’t pull credit from it—and we’ll tell you which options are realistic.
Can I use a DSCR loan for a home I’ll live in?
No. DSCR loans are business-purpose loans for investment property only. Cornerstone Capital does not arrange owner-occupied or consumer-purpose loans.
Can I close in an LLC?
Many DSCR lenders allow, and some prefer, vesting in an LLC or other entity, typically with a personal guaranty. Let us know how you plan to hold title.
Do you arrange DSCR loans in Minnesota?
Yes. Cornerstone Capital is based in Minneapolis and arranges DSCR loans for investors in Minneapolis–St. Paul, across Minnesota, and nationwide, subject to each lender’s footprint and applicable requirements.
Do you charge upfront fees for DSCR loans?
No. On brokered loans like this one, Cornerstone Capital charges no upfront broker fees and is paid only at closing. Transactional funding has separate fees disclosed in writing. Lender and third-party costs, such as appraisal, are separate.
