Local Knowledge, National Capital

A Minneapolis Broker for Minnesota Investors

Cornerstone Capital is based in Minneapolis. Founder Rebecca spent twenty years as a real estate agent in the Twin Cities before building a brokerage dedicated to investment property financing.

That combination matters. Local experience helps us understand Minnesota properties, neighborhoods, and resale realities. A national network of institutional and private lenders means your deal isn’t limited to one lender’s appetite. We match each Minnesota deal to the lenders whose programs genuinely fit it—and tell you plainly when something needs to change first.

Cornerstone Capital is a broker, not a lender. We don’t fund loans or make credit decisions; every loan is subject to the lender’s underwriting and approval. On brokered loans we charge no upfront broker fees and are paid only at closing. Transactional funding has separate fees disclosed in writing.

Looking for a private money lender in Minneapolis?

We’re a broker, not a lender, so one conversation can put your deal in front of multiple capital sources. For brokered loans there are no upfront broker fees; we’re paid only at closing. Definitions

Hard Money vs. Private Money: What’s the Difference?

The terms overlap. “Hard money” usually describes short-term, asset-based loans—fix and flip, bridge, and construction—where the property and the plan carry most of the weight. “Private money” is broader and includes non-bank lenders and private capital offering both short-term and long-term investment property loans, such as DSCR rental loans. Both are business-purpose loans for investors, not owner-occupied mortgages.

Minnesota Considerations

What Lenders Ask About Minnesota Deals

  • Older housing stock. Much of the Twin Cities’ housing is decades old; rehab budgets and inspections should reflect it.
  • Short-term rentals. Lenders look closely at booking history, seasonality, and insurance.
  • Seasonality. Winter can affect exterior work, construction schedules, and draw timing.

How It Works

Straight Answers, Then the Right Lender

  1. Share the scenario through our intake form or by phone.
  2. Straight-talk review. We screen for deal-breakers—credit, leverage, property type, existing debt—and pressure-test ARV and rent.
  3. Lender match. We present options from lenders whose programs fit, and explain how each lender operates.
  4. Through to closing. We stay engaged through underwriting, appraisal, and title.
