Bridge Loans
Short-term capital that carries an investment property from where it is today to where your plan takes it—including when an existing loan is maturing and the clock is running. Private and hard money bridge loans are arranged through our lender network for investors in Minneapolis–St. Paul, across Minnesota, and nationwide.
When Bridge Makes Sense
Time-Sensitive Capital, Honestly Structured
Bridge loans fill the gap when a property doesn’t yet qualify for long-term financing, or when timing matters more than the lowest possible rate.
Common examples include buying a property that needs lease-up or repairs, pulling equity to fund the next acquisition, or replacing a loan that’s coming due before the property is ready for permanent financing.
Maturing loans
If your balloon date is approaching, your lender won’t extend, or a refinance fell through, call early. The more runway we have, the more options exist. We’ll look at the property’s value, its current income, and your payoff to see whether a bridge or other structure can work—and tell you plainly if it can’t.
Typical bridge scenarios
- Acquisitions that need lease-up or light renovation
- Cash-out to fund another investment
- Maturing loans and lender exits
- Residential, multifamily, MHP, RV park, and commercial assets
FAQ
Bridge Loan Questions
What is the exit strategy on a bridge loan?
Every bridge loan needs a believable way out—usually a sale or a refinance into long-term financing. Lenders will ask, and so will we. A clear exit with realistic timing is one of the strongest parts of a bridge file.
My loan matures soon. Is it too late?
Not necessarily, but time matters. Reach out as early as you can with your payoff amount, maturity date, and current property performance. We’ll give you a straight assessment of the options.
Do you provide gap or second-position bridge financing?
No. We don’t arrange gap funding or private second liens. The narrow exceptions are a DSCR second-position loan through a wholesale partner, and structured transactional funding where funds stay in title or escrow.
Do you arrange bridge loans in Minnesota?
Yes. Cornerstone Capital is based in Minneapolis and arranges bridge loans for investors in the Twin Cities, across Minnesota, and nationwide, subject to each lender’s footprint and applicable requirements.
Is a bridge loan a hard money loan?
Often, yes. Many bridge loans are short-term, asset-based loans from private lenders—commonly called hard money. We arrange them through our lender network; we are a broker, not the lender.
